GUIDE · LEAD CONTEXT
Understand the opportunity before you act.
Useful prospecting begins with knowing what your information actually establishes.
Start with the source
An owner-sale listing, a homeowner inquiry, and a free valuation request are different starting points. Review where the record came from and what the person has expressed. A listing alone does not prove that an owner wants an agent.
Separate property facts from assumptions
Check the property ZIP, address, listing status, and the information supporting the record. Where information is missing or uncertain, keep that uncertainty visible rather than filling it with a guess.
Understand contact status
A published phone or email does not establish ownership, reachability, or permission for outreach. Qualified lead handling includes reviewing current buying or selling intent, contact details, and permission to connect.
Keep the next step appropriate
Use the record's status and source context to decide whether it needs review, further qualification, or an authorized follow-up. Do not describe an unreviewed prospect as a verified buyer or seller.
